Application Instructions

We make applying easy and transparent. All applications must be submitted directly through our website. There is a $40 application fee per applicant over the age of 18. Each occupant 18 or older must submit a separate application. If your application is not processed due to the property becoming unavailable, your application fee will be fully refunded. We will provide you a receipt and only charge for actual screening costs. True Haven Property Management will not keep or benefit from any additional fees above and beyond the actual third-party screening costs.


Co-applicants and guarantors are also required to submit their own applications. As part of the process, we conduct background and credit checks to ensure a safe and stable rental experience for all parties.


Application Criteria

To qualify, applicants must meet the following minimum criteria:

  • Credit Score: 670 or higher
  • Income Requirement: Combined household income must be at least 2.5x the monthly rent
  • Guarantors: Accepted if applicant’s credit cannot be verified; guarantors must show income of 4x the monthly rent. Guarantors are not allowed for applicants that don’t meet the minimum credit score requirement.
  • Denial Criteria:
  • Prior eviction
  • Outstanding rent owed to a previous landlord
  • Open bankruptcy
  • Inability to verify identity
  • Criminal convictions may be considered in a denial. We will evaluate convictions (not arrests) on a case-by-case basis. Please call prior to applying to discuss.
    We will consider how recent, relevant, and serious the offense was.
    We avoid automatic denials for non-violent offenses or those not relevant to tenancy (e.g., minor drug possession from 20 years ago.) We evaluate all applications fairly and in compliance with all applicable housing laws.
  • Multiple late payments with previous landlord
  • Damage (beyond normal wear and tear) to property during a previous tenancy with True Haven Property Management or any other previous landlord.


Documentation Requirements

To complete your application, please provide:

  • Government-issued photo ID
  • Proof of income (Choose one of the following options):
  • Two most recent pay stubs from your current employer.  Current employer must be the anticipated employer at the time of move-in. If not, use an option below.
  • Military LES
  • Three most recent bank statements plus an offer letter from employer stating income and start date
  • Rental HistoryLast two residences (rental history not required for periods before age 18)

Complete documentation is required before your application can be considered.



Pet & Animal Policy

True Haven welcomes pets at select properties. If you’re applying with a pet or assistance animal, you must complete a third-party screening through Pet Screening. This is required before your application will be reviewed.

  • Pet Screening Fees: Paid directly to Pet Screening (does not apply to assistance animals)
  • Pet Liability Insurance: All residents with pets must provide proof of insurance covering at least $40,000 in pet-related injury and $1,500 in pet damage
  • Assistance Animals: Are not considered pets and are not subject to pet rent or insurance requirements

Note: Not all of our properties accept pets, so be sure to check the individual listing.



Security Deposit

A standard security deposit equal to one month’s rent is required. No additional deposits are collected for pets, credit history, or other factors.

  • Security deposits are returned in a timely manner in accordance with California law
  • An itemized statement will be provided if any deductions are made

We offer a pre-move-out inspection, as permitted by law, so you have an opportunity to address potential deductions before vacating


Insurance Requirement

All tenants are required to   maintain property damage liability insurance on behalf of the Landlord and Property Manager.  Coverage is required in the amount of One Hundred Thousand Dollars ($100,000.00) for damage to both Landlord’s and third parties’ property, with the provisions covering at least the perils of fire, smoke, explosion, accidental water discharge, and sewer backup. Tenants can obtain their own insurance policy or obtain a policy arranged through True Haven Property Management for $9.00 per month.


BY ELECTING THE TENANT LIABILITY INSURANCE THROUGH THE LANDLORD’S PREFERRED PROVIDER VIA THE AUTOMATIC PROGRAM, YOU WILL NOT BE LISTED AS A NAMED INSURED UNDER THE OWNER'S POLICY.  THE TENANT LIABILITY INSURANCE POLICY IS NOT DESIGNED TO REPLACE A RENTER'S PERSONAL LIABILITY INSURANCE POLICY.  NO COVERAGE IS PROVIDED TO COVER TENANT CONTENTS.  It is highly recommended that tenants obtain their own renter’s personal liability insurance policy.
